When this 130 year-old landmarked building came to our attention in 2012, it had been abandoned for years and a recent fire had exposed the interiors to such extensive water damage that nearly everything had been destroyed, except its historic brick facade. We approached the renovation of 660 Congress as a ‘ship-in-a-bottle,’ meticulously preserving the historic facade and fenestration details while rebuilding anew within the existing brick walls. The entire structure was re-engineered to provide open apartment layouts and a column-free commercial space on the ground floor. &#38;nbsp;

In the design of the apartments, we returned to the historical facade by tracing the silhouette of the mansard roof with gently curving walls. At the third floor ceiling, the expansive volume of the roof is revealed with dramatic coffers that bring light into the spaces through skylights and hidden architectural lighting.

In collaboration with the affordable housing non-profit, Pueblo Unido CDC, we are designing a pair of buildings for agricultural workers in California’s Eastern Coachella Valley. Each building will contain five apartments, and will be a model for future affordable developments in the area. The buildings are organized around two central courtyards that provide temperate outdoor space that will also help to passively cool the apartments. When completed, the building will exceed the energy standards for California, which are the highest in the country.

In the renovation and landscaping of a townhouse, the existing ground floor addition is rethought as a sun room, a distinct threshold that is simultaneously separate and belonging to the apartment interior and the garden outside. It’s distinguished by a single material gesture of wood cladding that “encloses” the space despite the large doorways that flank the room.
A 12’-0” sliding glass door frames the view into the garden, while on the opposite side two openings connect to the Master Bedroom. It’s a layered space to pause in and take comfort in multiple environments.

Andre Guimond Architects designed a 7,000 sq. ft. coworking space as a brand extension of the building’s groundfloor Canal Street Market. The coworking office is organized into neighborhoods of semi-private shared office environments featuring larger desks and more personal amenities than the larger, efficiency and profit-driven coworking operators in NYC. The front reception space doubles as a gallery and event space, and comfortable breakout spaces are scattered throughout for casual meetings and phone calls.

Andre Guimond Architects designed a new 5,000 sf office and showroom for Tanya Taylor, a
growing women’s fashion brand in New York. Private offices and meeting rooms line the perimeter of the space to
maximize open office space and allow flexibility for potential growth.

A pleated curved wall separates the showroom from the rest of the office, setting a backdrop for their display. The restrained material palette
highlights the colorful furniture and dresses to create an office that
balances a simple, striking design with a functional organization of

spaces.

New York City is faced with an acute shortage of affordable, quality housing. Meanwhile, the City owns a large stock of small and oddly shaped vacant lots that do not conform to their zoning 
designation and have been traditionally passed over for development. Our challenge is to design a generic prototype that can flexibly adapt to different lot sizes, shapes and zoning types 
across a wide spectrum of neighborhoods, all while introducing strategies that improve quality and affordability.

Our approach to these nonconforming lots shares kinship with two historic New York City housing typologies: the mid-density rowhouse with its “railroad” style enfilade plan and the low density townhouse with its characteristic front door and stoop. The hybrid result is a vertical stack of narrow one bedroom townhouses with individuated private entrances.

Andre Guimond Architects developed a single-family retreat in the foothills of the Catskill Mountains in Ulster County, New York. The house capitalizies on New York City’s nascent reorientation north, away from the carefully manicured lawns of the Hamptons, toward the wild, unspoilt possibilities of the Catskills and beyond. The house embodies our firm’s core values: a commitment to good, lasting design, an attention to materiality and craft, spatial clarity through an economy of ideas and forms, and sustainable, energy-efficient construction. It is designed to fill the unmet demand for modern, new-build upstate second homes that are within easy reach of the City.

The New LOŠBATES School is a two story structure organised around two central courtyards. The gymnasium occupies a separate building which breaks down the overall mass to achieve a more appropriate scale relationship with its residential neighbors. The shared programs – cafeteria, auditorium, and gymnasium – are open to the public via a large public plaza that operates like an urban corridor uniting the campus.

Preparatory and primary school classrooms are located on the Ground Floor with secondary classrooms located on the First Floor. On both levels, a single-loaded corridor expands at strategic moments to incorporate un-programmed flexible space for after school activities and informal learning opportunities.
